Difficult Access — $75

Long driveway, deep ground snow, or limited parking

Why we have it: Extra time and effort are required to get equipment to the house and work safely.

FAQ: What counts as difficult access? Long shared driveways, no nearby parking, or significant distance from the road to the house.

Same-Day / Emergency — $150

Booked and completed the same day

Why we have it: Same-day work requires dropping or reshuffling other jobs and often means working in active or just-finished storm conditions.

FAQ: Is same-day service guaranteed? No. It depends on weather, safety, and current schedule. When it is provided, the $150 fee applies.

After-Hours / Weekend — $100

Evenings, weekends, and holidays

Why we have it: Work outside normal hours has higher personal cost and limited support availability.

FAQ: Does this stack with the emergency fee? Yes — if the job is both same-day and after-hours/weekend, both fees can apply.

Full Snow Cleanup — $75–$150

Rake and push snow away from the foundation and immediate house area (no hauling away)

Why we have it: Moving snow away from the foundation helps prevent water issues and keeps walkways clearer.

FAQ: Do you haul snow away? No. This service moves snow away from the house only.

Power Lines Near Roof — $150

Power lines near the roof edge

Why we have it: Working near power lines requires extra caution, slower work, and higher risk. This is a non-negotiable safety fee.

FAQ: Will I know about this fee ahead of time? Yes — if power lines are visible or disclosed, it will be discussed before work begins.

Solar Panels — $125

Working around or near solar arrays

Why we have it: Solar panels require careful work to avoid damage and extra time to navigate around them safely.

FAQ: Can you still clear a roof that has solar panels? Yes, with proper care and the safety fee applied.

Other Hazards — $75–$200

Antennas, skylights, weak areas, etc. (priced per hazard)

Why we have it: These features increase risk and require slower, more careful work.

FAQ: How is the exact amount determined? It depends on the type and severity of the hazard and is discussed before work starts.

Heavy / Wet Snow Surcharge — $75–$150

Very heavy, wet, or icy snow

Why we have it: Heavy wet snow is much harder and more time-consuming to remove than light powder.

FAQ: When does this apply? When snow conditions are significantly heavier or wetter than normal for the quoted snow depth.

Outbuildings (Garage, Shed, etc.) — Add $75–$150

Quoted based on size and access

Why we have it: Outbuildings vary widely in size, height, and access, so they are priced separately from the main house.

FAQ: Can outbuildings be done at the same time as the house? Yes — scheduling them together is usually more efficient.

What is included: The selected number of full roof clearing visits during the season.

Emergency / Same-Day visits: These do not count against your prepaid visits. They are billed separately at regular rates plus the applicable emergency fee.

What Causes Ice Dams?

Ice dams form when snow on a warmer part of the roof melts, runs down to the colder eaves, and refreezes. This creates a ridge of ice that traps water behind it. That water can back up under shingles and into your home.

How Much Snow Can a Roof Hold?

Most residential roofs in New Hampshire are designed for significant snow loads, but the real weight depends heavily on the type of snow — not just the depth.

  • Light, dry powder: Relatively light (about 3–5 lbs per cubic foot)
  • Average settled snow: Moderate weight
  • Heavy, wet snow: Can weigh 15–20+ lbs per cubic foot and reach design limits much faster

As a general guide, many roofs begin to approach stress levels around 20 pounds per square foot. Heavy wet snow can reach that weight with far less depth than light powder. This is one reason timely full roof clearing is so important after major storms.

How Full Roof Clearing Helps

Removing snow reduces both the structural weight on your roof and the source of meltwater that feeds ice dams. Thorough clearing is one of the most effective ways to interrupt the cycle that creates ice dams.

Why Attic Ventilation Matters

Proper attic ventilation is one of the best long-term defenses against ice dams. Here’s why:

Even a well-insulated attic can still create ice dams if ventilation is poor. Heat that leaks into the attic warms the roof deck and starts the melt-freeze cycle.

Frequently Asked Questions

Do you clear the entire roof?

Yes. Our service is based on thorough full roof clearing to reduce snow load and help prevent ice dams.

Is same-day service available?

We do our best during active snow events and give priority list customers first consideration. Same-day service is not guaranteed. When it is provided, a $150 emergency fee applies.

Do you remove existing ice dams?

Ice dam removal will be offered in the future once we have the proper equipment. At launch we focus on prevention through timely full roof snow removal.

If I use pay-per-visit a couple of times, can I switch to a seasonal package for the rest of the season?

Yes. We can apply the amount you’ve already paid toward a seasonal package, and you’ll pay the difference for the remaining visits. Just ask when you’re ready to switch.

What areas do you serve?

Pembroke, Concord, Allenstown, Suncook, and the surrounding Merrimack Valley.

Are you insured?

Yes. We carry commercial general liability insurance for your protection.

Policies

1. Deposit Policy

A 40% deposit is required for any job estimated over $900 to secure the scheduled date. The deposit is non-refundable if cancelled by the customer. It is fully refundable if Granite Mako must cancel. Weather-related issues may be refunded or rescheduled.

2. Cancellation Policy

  • Less than 2 hours notice: $85 fee
  • Same-day cancellation during active storms or after we have left for the job: $125 fee
  • More than 24 hours notice: No fee (deposit rules still apply if a deposit was paid)

3. Emergency / Same-Day Service

Same-day or emergency requests incur a $150 fee. After-hours, weekend, or holiday work incurs an additional $100 fee. Same-day service is not guaranteed and depends on conditions and availability.

4. Payment Policy

Payment is due upon completion of the job. We accept Cash, Check, Venmo, Zelle, and Credit/Debit cards (3% processing fee applies to cards). Large jobs require the deposit upfront; balance is due at completion.

5. Seasonal Package Policy

Seasonal packages include a set number of visits. Once all visits have been used, additional visits are charged at regular rates (with the repeat-visit discount when applicable). Emergency or same-day requests do not count against package visits and are billed separately. After any visits have been completed, no refunds are issued for unused visits.

6. Liability & Safety

We are fully insured for General Liability. Our service is limited to the work quoted. We are not responsible for pre-existing roof damage or interior leaks unless caused by our negligence. Customers must identify known hazards before work begins. We reserve the right to refuse service if conditions are unsafe.

7. Annual Price Adjustment

Prices may increase by up to 6% each November to account for inflation, insurance, and equipment costs.
